I am a Registered Land Surveyor and have dealt with this for years. The Price of the land is for the whole parcel and not per acre. Land comes with all sorts of easements and restrictions. You need to reseach them all. Besides the road easements, there are dainage easements, slope easements, utility easements, access easements and lots of others. Some are not restrictive to farming (like underground utility easements.) Another thing to watch out for are prescripted easements. These are easements have come about by long term use and are not recorded or written anywhere. Renting land is a different matter and you would pay for the actual land used. I suggest you hire a land surveyor to reseach the recorded and unrecorded easements and if needed a lawyer to investigate for any liens or title issues. A few dollars spent up front could save you alot of money later trying to fix things.
