That's dependent on local zoning. In my county I had no problem pulling a permit for the second house on my land, but only after they determined that I COULD divide the property. And as I can divide it only once, there can be no more building permits.

Not a lot different from what you encountered, just no surveyor and my assessment/taxes will be lower.

Another wrinkle, you say there's a house already there. Is it lived in? I ask because I once bought land with a house that wasn't worth repairing. When I went to get a building permit for a new house, the old one became a "shed". Kitchen had to be removed. That took 5 minutes. That property could not be divided under our zoning rules.
