Depends upon the locality and whether they have zoning ordinances or not. Most zoning ordinances will specify the classification and the communities will adopt zoning to conform to those classifications. So, 2 houses on 1 piece of property would need to be in a "multiple housing" district (or they can be grandfathered in) As others said, if you don't split it, selling either one of the houses by itself would be a problem. But here in Michigan, I'd say most rural townships have adopted zoning ordinances by now. Probably still a few WAY out in the boonies that allow you to do whatever you want, but they're getting scarcer every year.
