Your neighbor might have a solution with an over-sized magnet for that flexing door, assuming there's a contact on it and that the door isn't popping completely open.
Once on a social occasion in a new house I was looking around, and saw a potential problem with a motion detector placement. Mentioned to the owner that if they ever had a problem, it was likely on the wall there. His mouth fell open, "How did you know?"
