You should look at the resale value. A HOUSE is a House and a Barn is a Barn. The two are different and should be kept that way.
I just added a 26x26 addition and did most of the work. When finished, the cost will be around $30/square. That includes 8 windows, Door, storm door, insulation, bath, plumbing, laundry room, bedroom, carpet, walk-in, and Florida room.
Had a 30x40 pole barn built. Finished cost $15/ square and it's not insulated, doesn't have plumbing, bath, carpet, windows.
In my area manufactured homes only do one thing, lose value.
I don't think you are going to save much by trying to turn a barn into a house. Good luck trying to keep the lady bugs, mice, insects, and the air infiltration out. Will be difficult to heat and cool too. Just my $.02 opinion. George
