No they don't. At least, not in any state or county I have land in. A contract is whatever the terms within dictate - in writing - and with consideration (i.e. money). Only built-in limitation is a lease can't be longer then 99 years (last I checked).
Regardless, I haven't leased out any hunting land yet in New York; only in northern Michigan. The people in Michigan who have leased my land asked for permission to put up posted signs, to which I agreed. Note they had to ask, and the terms of the contract clearly state they can't damage or alter the property in any way without my written permission. If they put up a gate, I'd throw them all out.
