Good info but its not cost effective to enforce a $200 lien. That's about a hour of lawyer's time here. You can't include legal fees if collection and legal costs are not mentioned in the contract. Best bet is to work out a payment plan with the customer or try to get the bank to work with him.
What's worse than a foreclosure situation is if someone files for bankruptcy. In some cases contractors or suppliers that have been paid have to return the payment to the court to be divided between secured creditors!
