Maybe not in this case but most of the time it is speculators (not locals) paying that kind of money. Great for sellers but if you are still coming up by the boot strap (trying to increase size) like I am it is terrible news. I'd be interested in talking to the local Farm Credit guy out there and see how many people are financing these purchases to any degree as I would anticipate few are.
