I"ve lived in and sold several properties in my life and my dad taught me one thing and that is never ever turn over the keys until you have removed every single thing that is yours even if you"re late doing so I just use "I wanted to clean the house up for you because I would be ashamed of the way I left it" which always works. If it ain"t on paper it"s yours within reason. Dave2 you can appreciate this the military always taught me one thing and that is verbal agreements and instructions aren"t worth the paper they"re written on. As much as I don"t like it those handshake agreements went out the window a long time ago. It"s buyer/seller beware. I don"t agree with utilities items like stoves, water heaters, light fixtures etc. being removed. If the realtor was good should have asked at each area do you see anything you want in the deal so it can be factored in I mean jeez they should earn their 6 or 7% for gosh sakes especially more means more for them.
