Most states have laws that if nothing is written down, the lease would continue for one more year unfder the same terms of the last year _unless_ you give notice of a change by (Sept in my state, other fall deadlines in other states; and spring deadlines in some winter wheat growing states).
So if push comes to shove, your renter can continue the next year under the same terms in most states.
That doesn't mean you can't talk about it, but you should know you are on thin ice.....
