Appraise everything you buy and sell, even if you appraise it yourself. Look at sales, prices, et cetera. Easy to slip up. Gotta do this every time and all the time. Keep in mind, your selling may slow down when you have correct prices. Several times, I have told people they could get more than their asking price, some appreciated that and some said "I don't care, just want to get rid of it."
