The checks might be used as evidence of a verbal agreement. I rented a field from a guy and he signed a paper saying so. Because it wasn't notarized it wasn't any good except as evidence of a verbal agreement and my lawyer won my case. BTW, not all lawyers are crooks. The guy had no money but a lien was put on his place so I didn't get anything for several years until he sold it.The lawyer's cut was 1/3 but he took it out of the interest so I was left with close to the original settlement.
