When I sell a house I have about 10 pages of disclosures about every thing that is wrong, might be wrong, or could even conceivably be wrong, example,"This may be a native american burial ground, UFO's may obduct people here, ect". Don't forget the required EPA lead paint disclousure information, and no, it dosen't matter if the house you are selling has lead paint in or not.
