If you are selling only to cash buyers you will find them few and far between and they are tough negociators. The law of the land, all 50 states and territories, is that you must disclose all known defects, and anything you reasonably should have known about. So if even if you sell 'as is' the buyer can still sue you. When I sell a house I have about 10 pages of disclosures about every thing that is wrong, might be wrong, or could even conceivably be wrong, example,"This may be a native american burial ground, UFO's may obduct people here, ect". Don't forget the required EPA lead paint disclousure information, and no, it dosen't matter if the house you are selling has lead paint in or not.
