If you're doing it yourself, probably good idea to tear off/redo--be sure to do per local codes, with all necessary permits, if any. Why? in todays market, any smart buyer or buyers agent will want to deduct for worn roof, and will want to deduct the most expensive roof job they can find locally (whereas with new good roof your agent can claim problem free for years). Also buyers agent will check to make sure any recent work all to code, as good place to demand price reduction if not. If having done by contractor much more difficult question, whether worth it or not; you never know whether it'll sell quicker at lower price, as is, or higher price with new roof. Another big question now: if buyer has to get loan, banks very conservative now in most places, might cut loan amount for old roof and such. Good luck.
