The guy said he was going to look at the sawmill- unless he made a firm offer to buy over the phone, and the offer was accepted by the seller, "looker" has no legal rights or remedies if its sold out from under him. Even then, an oral contract is not a contract unless both parties agree that it was- and defaulting buyer is going to sing a different tune in court.
Now, the bunny deal is another matter- sounds like a deal was definitely made, and I'd be going after the defaulting buyer for expenses.
I've been down both sides of this road- was selling an item that turned out to be more popular than I expected (or maybe, underpriced)- so I tried to schedule the lookers in the order they called. Turned into a real cluster f- some couldn't come "that early"- so what do you do? Have the first one come at 10, then the second can't come til 3, so what about caller #3, that wants to come at 9? Or between #1 and #2? Finally gave up and said, get here as soon as you can, bring money, first cash on the table gets it.
