You may not have been far off on the life insurance idea. I have borrowed against mine several times over the years and it has really been there when I needed it. Contact them and tell them you would like to borrow against it. Not cash in the policy but to borrow against it. The interest is very low and the money goes back into your policy as you pay it off. Worth looking into.... My two cents.
