The 40 next to my place just sold for $4400 an acre, we are 30 miles NW of Des Moines right on the Des Moines River. Realtor said the farmer had sold another (smaller) piece of ground for development and had to buy some of equivalent total value or the gov"t would get his profit as taxes.
