Yeah, I've been there too. Had a plow for sale locally, and had a guy phone saying he'll stop buy the next day to look at it. No show. If someone else would have come along and would have offered to buy it, it would've been out of here. As a seller, I don't think you have to wait on your potential buyers. The person who shows up with money in hand is the one who gets first consideration. The only exception I would make is if someone said "I'll show up at such-and-such a time to look at it to make sure I want to buy it, but am confident that I will." I'll hold an item until the designated time for them to look at, but if they're not there at the right time, well tough, I'm not waiting on you as a potential buyer. I think that's all you can do.
