Just about the whole state of TN. is beautiful country. But why Sparta ? As of last year Jackson was one of the top ten fastest growing cities in the US. I don't know the price of land anymore but north west Tn. has the cheapest land in the country and the reason is there is not much industry there. As always the closer you get to a big town the higher the price. I saw 78 acres sell for 30k in the McKenzie area but it would only be good for cattle as most of the timber was cut off. The NW area is mostly rolling plains and cross the Tn. river it starts to get bigger hills. The further east you go the larger they get. Great fishing anywhere in the state. I lived there 25 years. It is a poor state and I could not find enough work to keep me going. In bad ecomnic times Tn. is the first to fall and the last to come out of a reccession. LOL if you move anywhere.
