Had kinda the same thing with a fence on land I was leasing. I had to keep the fence up and in good shape - which I did. Two years later the owner decided to put up new wire - which he did at no charge to me. I did give him a side of beef for his trouble. He still calls once in a while and asks if I want to lease the 40 acres again. That's thing a bout a lease - you try to cover all the variables - but there's always some situation that slips through and raises a question of responsibility.
