You guys make me envious with the amounts you get from the cell companies. Here in the rural south things aren't so lucrative. When they came to me they SAID they had alternate sites they were considering. I've had one on my property for about 6 years. It's a five year lease at $500/mo, renewable at 5 yr with a 2%/yr increase.
