Went through everything you mention, have 33 acres. Finally had to hook up with a builder who knew the building inspector, life was good after that. Basically just used the builder when I was too busy working or on the heavy stuff when I couldnt get enough friends together.
As far as the septic, the county was real sticky on that. I think we had around 600 yards of sand to build this stupid 3 foot tall mound. I have spent all summer back filling around it with my loader 1 yard at a time, so it doesnt look quite so much like a volcano. Grass wont grow on it, etc.
This is mid michigan. I have buddies near Metro Detroit that are spending upwards of $15K for a septic and it has to be installed by a licensed person, so the homeowner cant save a dime doing any work himself.
With all the permits...
Driveway, building, barn, electrical, mechanical, 2nd mechanical (fireplace), septic, well.
Yes, I had to get a permit to build a driveway to my house, you would think they would assume every house would have a driveway to get to. But then with another permit, they can scam me out of another $50. It would have been a lot cheaper to buy a house already built.
But, being married, sometimes it is easier to agree and pick the right battle. She got a house, I got a new barn and a tractor. Good trade in my opinion.
