Don't forget seismic and energy calculations. Here in Los Angeles County we have to add these and dig the whole place up to make sure that we are not building on a fault. I live in the San Andreas rift zone on an alluvial fan. Here the perk test is easy, water goes straight down in seconds. I think that the perk test can be a big problem if you have clay soils. One other thing that will make you laugh (till you get the installation bill), a fire sprinkler system is required inside residential structures. This is because we live next to the forest, and they don't want the forest burning down when you light your house on fire. LA county is the toughest to build in, unless you are raising acres of stucco boxes on 30' row spacings. Dave
