Next time he comes over ask him if he minds if if you encroach on his property by a couple hundred feet because you don't think all the junked cars you bought at a recent auction will fit on you property. On top of that ask if he minds if you "fertilize" his lawn with the waste from the 50 dog kennel you're going to install. When he leaves you may not see him for a couple weeks which sounds like the best you could hope for in this situation. The phrase "Good fences make good neighbors" really seems to apply here.
