Greg: A good attorney on retainer should only cost you about $ 25K per year. Then when one of the horses scares your neighbor's dog ( neighbor is on permanent disability) which runs across the road and causes the neigbor up the street (also on food stamps & welfare) to loose control of her 73 olds station wagon full of kids (all with welfare parents) to crash into your one rich neighbors new $ 250 K combine (and total it), and your homeowner's insurance denies total liability for any claim because you are in fact running a commercial operation with no insurance....you and your family can look forward to loosing most everything (as a result of the next 20 yrs worth of lawsuits), all for being a "nice guy". I think I would tell your prospective boarder that you don't board horses. Too much high side legal exposure for a piddling return.
