OK, I have 2 things to add. 1. You can't really figure out your costs for the first year using your custom charge rates. Hopefully your custom rates have some room for profit in them. You should only consider your true costs to do the work as this would be you actual "investment". 2. You should definately push for a multi year locked in agreement. But keep it short enough that they will accept it. If she is currently in good health they wuold likely agree to 2,3 or even 4 years. This would help to garaunty that you will make a profit off of your investment.
