Your sales contract should list just the land, particularly if a mortgage is involved. Have the seller write a seperate bill of sale for the tractor. Two seperate transactions. This way the mortgage will list just the land, and the tractor is unencombered (sp), you are free to trade or sell without modifying or terminating the financing.
