That is soooo true Don, but in my experience the Appraiser that is working for the bank tends to be the most consertive and will do the most work toward makeing sure they can back up their numbers. I have seen too many appraisals that just simply have a number and have no work to back up how they arrived at that number or have made extreme adjustments to compareable properties to justify what they have done. I could go on and on about crazy appraisals that I have seen, but I won't. Just be careful is my advice.
