Just went thru this ordeal in FL for new home on my own property. Down here just about anyone that can pass the test can become an appraiser regardless of state regulation. 1st - determine what type of appraisel a) raw land b) improved land c) residence 1) is this for square footage only 2) is this for construction/remodeling 3) is this for contents 4) is this for whole ball of wax (house & contents) 2nd - contact friends for recommendations, check court records for who has most business in the county 3rd - determine who your financial institution will be 4th - check with finance place to see if appraiser is on "their" approved list (I had to pay for 2 appraisals on new home because of this) MY STRONGEST RECOMMENDATION IS TO GET SOMEONE WHO IS FANNY MAE/FREDDY MACK QUALIFIED. This seems to be guideline for the "professionals". 5th - visit appraiser's place of business to assess his/her current workload. Some are overloaded while others over committed due to interest rates (refinancing). If slow be leary unless local economy is depressed. 6th - what is their fee? Is your current survey ok to use (if not open your wallet for more $$), when will report be published? Whole deal for me with new surveys and the other "fees" was $1800 that I had not planned on spending. Not the most pleasant thing I have done recently. FWIS
