Sounds like you live near KC and want to buy a place pretty far south of town. It isn't going to pay it's way and you can't enjoy it unless you live there. I would then say you need to buy a place close enough to commute yet far enough out to play with a couple animals. If all you have is weekends, don't keep animals you can't tend to every day twice a day. In January, you won't be able to drive it after a storm and the animals will not survive. That ground isn't as hilly as the river area so most of it should be tilable. Problem is, you don't get as much rain there as you would like for good row crops like corn or to keep cattle in water some times like now. 10 acres won't even get you a good size pond that you could use in that area since the ground is more flat. I think you would be better to buy something to retire to later or else a place you can commute to now.
