Find another agent. About five years ago I put a rural place for sale that had some outbuildings. It was a "rare place" for that area. The surrounding area had had a large influx of yuppies in the past thirty years and a place with acerage and a work shop did not fit the profile. Some of the clowns who wanted to list the place had no idea what it was worth. There were no "comps".
Long story made short, I sold the place for over $100k more than several realitors wanted to list it for.
