If you have a shop on the property, you face two things:

1) It's less attractive to someone who DOES NOT want a shop. For them, the shop detracts from the value (they've got to either maintain or tear down something they don't want).

2) It's more attractive to someone who DOES want a shop (as long as it fits their needs). For them, the shop adds to the value.

How many potential buyers in your area fit #2 determines what you need to do. Me, I'd definitely fit into the #2 category.

I'd check with several other real estate people before believing the one you're talking with right now.
