There's a lot of good and truth in what you say, thanks for posting. As an attorney my advice DEPENDS on if I represent the Buyer or the Seller PLUS several other considerations. There are times and situations where a contract may be advisable but NOT others. There are times I advise a contract be recorded others NOT. There are times I might advise the use of escrow others NOT. There are times I advise the parties might execute a Quitclaim Deed. As you already know a Conditional Land Sale Contract is a different animal then conveyance and promissory note secured by a mortgage.
