MJMJ , Contractors can go out of business with volatile lumber prices. My last 26x26 room additions about 12 years ago, I told my contractor, I want a cost plus contract. I pay for all materials, you charge me for labor. I know the contractor. HE's my go to guy for roofs. I had his dad and him in class. Great people. That said, labor charge for framing a 26x26, including putting on shingles, $2600. That's a bargain in my opinion. They were fast and efficient. I made sure if their tools didn't work, I let them use mine. Even had to plug in a portable compressor. Their 2 honda powered compressors wasn't enough to keep up with nailers.
