The last farm I bought was 100% through texts. I received a text one morning while at the coffee shop having coffee with a bunch of farmers. We texted back & forth a couple times & I ended it with a question & he replied he'd text me tomorrow morning at the same time. The next morning again setting in the coffee shop with the same bunch of farmers I received a text from the seller. We texted back & forth a couple times about terms & we agreed on a price & I bought the farm. Afterwards I laughed at the whole thing happening in front of a bunch of guys that will buy up every piece of ground that comes for sale & I did it texting on a phone while setting with them & they didn't know a thing about it. Isn't modern technology great.
