Selling big items can be a pain in the rear. I think you have to judge the individual and the situation. I had a guy agree to buy a car, offered what I asked but called later and said he wouldn't be able to pick it up for a week because work was sending him out of town. Asked if I would hold it, but understood if I wouldn't. The car wasn't in the way so I figured no big deal and didn't worry about a deposit or paperwork. He came and got the car as he said.
He seemed honest and I figured it was easier than dealing with all of the low ball offers and inviting others to my property. I probably got lucky, but it would be miserable to always assume the worst.
