Agree with you on the odds. That area is maybe 15 inches a year precipitation? Yeah. don't play the lottery. Still think you can get cow hay out of it. Now you can plow that field that was too dry. Re your earlier comment about people not wanting to live there, I'll quote an old lady from ND: The bad weather keeps the riff raff out. Going to sign off and go work on an electric fence. KEH
