Upon further reflection and if you are comfortable with people coming onto your property I would try something like Craigslist and initial price at 20,000 dollars. If the phone does not ring you can drop it by 500 dollars per week until it does unless you are pressed time wise. Still would pay to have an appraisal and being close to your location maybe you could contact somebody like Harris Wilcox in Bergen or William Kent in Stafford. I'm not affiliated with either and don't know if they will make an appraisal but it is worth a call to find out.
