Well as you all suggested I tried resetting the adjustment to make it close harder but by the time I got it the leak down to a trickle it would hardly run any water when it was fully open. So I took it apart last night. Two big pipe wrenches and a 2' cheater pipe :) Cuss, swear, squeeeeek, squaaaaaak, etc. But it did finally come apart. Here's what I found. No rubber at all left on the valve tip. Found a rebuild kit on-line and ordered it. Gonna use lots of anti-seize when I put it back together.
