I'm a retired zoning inspector. That is a common zoning regulation. That is what the inspector can allow, or not allow, on his own. HOWEVER!!!! In many such cases I always recommended a variance, to be approved by the zoning board of adjustment, to allow a variance for just this sort of situation. Variances are allowed in specific cases, and do not mean a total abandonment of the regulations, and are meant for just this sort of thing. In many many many cases it solved difficult problems. It has to be done properly, with notice in the newspaper and a 30-day advance notice posted on the property, depending how the ordinance are written. But that can solve everybody's concerns. AND be legal, and proper. AND it is not too late... just go read the ordinances, anybody is entirely entitled to see all the ordinances, and look for the variance process. It works, I know.
