When I moved to my place more than 26 years ago, I had roof leaks in a shed dormer covered with roll roofing on my house as well as around just about every fastener on an old steel machine shed. I used elastomeric on both roofs and was extremely satisfied. I finally this fall had a commercial-quality rubber roof put on the house dormer; I did have to do some minor touch-up on bubbles with brush-on elastomeric every year or two. The machine-shed roof is still pretty secure after more than 25 years. (I had tried tightening or replacing fasteners, but elastomeric was much easier and more effective.) Bottom line: I highly recommend elastomeric as a DIY alternative to a total reroof job.
