I've got nine rental properties. Started with one, and it was a disaster so I went to sell it, and the realtor talked me in to letting their management company manage. They got more rent so their 10% resulted in me getting a raise, and I get my rent. All in all they have been a good investment but I'm about ready to sell. I had ten but sold one to a nice renter who wanted to buy, he has turned into my handyman and does a great job fixing up after renters move out. It's all roses, but roses have thorns. My main thing is to never go after those that leave. They don't have anything anyway, John T said it better than I could.
