I say once you have a soft commitment like that - you HAVE to at least give that person first right of refusal.
Deciding to buy a truck or a tractor is a big decision, and when the buyer makes a commitment like that - they're most likely passing up other opportunities as well.
If you get another eager buyer, At LEAST call the first buyer and explain the situation - at a minimum tell them that you've got a guy with cash that wants it right now, but if you can be here in the next hour or so it'll be your choice.
