A few years back I added a 400 sq. ft. living room. Family and friends provided the labor, we used our own hemlock lumber for the framing, or own maple and cherry for the flooring and inside walls. I planed and processed the maple and cherry myself. My son, I and a friend did the wiring. The only outside labor was to install the roofing and siding. $26,000 and change. If we had bought everything at a lumber supply, and even used sheet rock instead of cherry, used some kind of laminate floor instead of maple and hired all the labor, we would have easily doubled the price.
I would suggest after you have made your best estimate of what it is going to cost you.....................add 10%. Saves a lot of hand wringing and banging the head on the wall later on. (smile)
