I couldn't rent a single stall storage garage for a month without signing a multiple page lease and adding my initials beside half a dozen important clauses.
A lease is really to the owner's benefit and his responsibility to provide. I believe courts in many states give the benefit of the doubt on any ambiguities to the party that did not write the agreement (the renter). It's to your advantage to find a lease that covers everything that is important to you, but is fair to both parties. A detailed lease is really for the owner's protection.
"A man's word is his bond" may sound great in a book, a song, a movie, or from a slick salesman but a verbal agreement is often meaningless and unenforceable in court.
