There is no reason the width has to be smaller unless your building is only 16 ft wide. As for the height you need just a little, 6 inches?maybe, more height on the ceiling than the door opening height. You must use a low clearance horizontal ceiling track which is a double track and they make special hinge/rollers for the top of the door. I have two doors with garage door openers and the ceiling is only 6 inches higher than the door opening. You have to be a little creative when installing the door opener consider the instructions just guidelines.
