Succeed or fail somebody will rent that ground and may prove to be impossible to get back should the OP change his mind. With how obnoxious and self important people are today any speech the OP makes will be met with indifference and a counter reply that the place will have a new tenant within a week once word hits the coffee shop. I am in a completely unworkable situation where I am at with potential landlords that are impossible to reason with. I could offer top dollar for a piece of ground but could be shot down because I lack new equipment with a buddy seat, can't brag I work ten thousand acres or refuse to pay part of the rent under the table or other reasons unspecified here. Unless there is some business reason or personal reason to pull out I would look into putting down the hay and keep the ground. I don't think I ever had a landlord that was "normal."
