lots of things drive prices of land.developement is just one.HERE major factor is water,not just rinfall,but areas where you cant get water from wells simply because its not there.with very little or no surface water,and most of that seasonal or dependant entirely on rainfall runoff, lot of land is simply unusable for much of the year in the best of times.which is why youll see places that are 20-50 thousand acres sometimes. know of fifty acres right here close that is on the market for 1/4 the normal price,but several folks have tried to get water with no luck.the nearest rural water line is three miles away and the lowest estimate ive heard of anyone getting is ten times the value of the best land.farm ground is higher here simply because it CAN BE farmed easier.its most often level and flat.
