JD, There is a lot of land in the thumb of Michigan in the 6-8K/acre. Outside the premium areas 3K/acre for ground is normal.
In my area, it is mostly clay with a little topsoil sprinkled here and there. Neighbor just paid 965K for 428 acres. All tillable, minus a creek through the center. All but 80 is tiled.
I would like to pick up more acreage with the 2-3K prices, only so much $$ to go around.
