I'm glad prices haven't done that in my stomping-grounds (central NY and northern MI).
I bought my first "fixer-upper" in 1979. Big center-hall colonial farmhouse, two 1850s barns and 5 acres for $12,000. I just bought one similar last summer in northern Michigan for $10,000.
I also just bought 16 acres of heavily wooded forest with a creek running through it. Half hemlock and half ash and hard maple. Seller was asking $25K a few years ago - and I just bought it for $7500.
